Eric Mahoney is the area maintenance manager at Avenue5 Residential in Portland, Oregon. He began his professional journey at a young age and has gained years of experience in facility maintenance.
Eric Mahoney’s career is one that has influenced the lives of numerous people. He started by working in his father’s cleaning business, where he learned the core values of hard work, responsibility and customer service— principles that shaped his future in facilities maintenance.
After graduating from Notre Dame High School in West Haven, Connecticut, Mahoney explored different career paths. Starting as a construction laborer and apprentice with Smokin’ 88 Construction in 2007, he gained hands-on experience in the construction industry, learning the challenges and benefits of building and renovation. At the same time, he worked part-time as a janitorial maintenance technician at At Your Service to maintain the cleanliness of properties and worked closely with property management teams. Following this, Mahoney worked as a custom crating manufacturer at PACT for nearly 2 years.
In 2015, Mahoney decided to move into residential property management, becoming a maintenance technician for Home Properties (Lighthouse Management Services, LLC) in Central Islip, New York.
Serving clients and residents for nearly a decade, he managed 1960s garden-style apartments and large townhome communities in Long Island, New York. In 2016, Mahoney moved to the Pacific Northwest, managing various properties, including mid-rise, luxury and downtown high-rise buildings in Seattle. This transition helped him gain experience with different types of residential communities in a rapidly growing city.
He then worked as a lead maintenance technician at Panco Management Corporation for six months, and by August 2016, Mahoney had transitioned to Avenue5 Residential, a company that delivers expert property management services for multifamily and single-family communities across the U.S.
Mahoney’s expertise and leadership abilities quickly set him apart. His success as a maintenance supervisor in the Greater Seattle area earned him a promotion in 2021 to Area Maintenance Manager. He now oversees more than 40 properties across Oregon and Southwest Washington. He works closely with onsite teams, regional managers and vice presidents, ensuring smooth operations and compliance with safety standards.
He also enjoys building relationships and encourages his teams to gain more knowledge and stay current with trends. Mahoney works closely with them to identify growth opportunities while coaching, mentoring and developing their maintenance skills. His focus on preventative maintenance, vendor management and capital budgeting has allowed him to maintain the highest quality standards across all properties.
In 2022, Mahoney gained multiple certifications, including the Apartment Institute for Maintenance Excellence and the Certified Apartment Maintenance Technician + Energy Efficiency through the National Apartment Association. These certifications reflect his dedication to staying ahead of industry trends and helped him enhance his career opportunities.
