Elevating Modular Construction: Celebrating 15 Years of Innovation

2024 marks a milestone in Stack Modular’s long and illustrious history. The company has completed 15 years in the modular construction space since its inception in 2009. What makes this achievement special is its constant pursuit of delivering reliable products across a variety of international markets, continuously evolving to meet and exceed client expectations.

“As one of the oldest modular manufacturers in the industry, we have demonstrated resilience and longevity, outlasting many of our peers,” says Matthew Clayton, VP of global sales and marketing.

Throughout its journey, Stack has prioritized the rigorous demands of clients' projects over flashy marketing campaigns. This strategic focus on quality and reliability has earned it a reputation for excellence in the modular construction sector. A testament to this reputation came in 2017 when Stack entered a strategic partnership with Bird Construction, one of Canada’s oldest and largest general construction firms. This partnership created a seamless option between on-site and off-site construction methods, and cohesive collaboration between general contractor, manufacturer, and stakeholder assurance. Bird Construction's decision to partner with Stack underscored the Stack's proven track record—an impressive endorsement in an industry known for its cautious approach to risk.

Today, Stack stands on a solid foundation with a history of success that sets it apart from other modular companies. This strong position enables it to be a leader in modular construction and influence the broader construction industry toward innovation and improvement.

Stack’s approach to modular construction effectively addresses the pressing issues of labor shortages and supply chain fragility. By leveraging a centralized manufacturing system, strategic location and early material sourcing, the company ensures efficient, high-quality project completion. This meets immediate client needs and contributes positively to local economies and communities.

At the core of Stack’s expertise lie its unique steel frame modules. Engineered for exceptional durability and structural integrity, these modules permit buildings to ascend to seven floors without supplemental bracing and up to an impressive 40 floors with a concrete core. This design ensures stability against seismic and meteorological forces and reduces lifetime maintenance requirements compared to traditional materials like wood. Stack chooses to use steel because of its strength, durability and its ability to be infinitely recycled.

Stack’s international certifications from reputed bodies, such as the National Testing Agency (NTA), Underwriters Laboratory (UL) and Canadian Standards Association (CSA). These certification affirm Stack’s adherence to the highest quality and safety standards, further highlighting its commitment to excellence.

The strategic location in Shanghai also confers distinct benefits, particularly in the procurement space.
Access to an extensive array of raw materials and goods surpasses that of competitors, enabling it to swiftly secure premium materials and pre-empt potential supply chain disruptions. This helps ensure cost predictability and results in cost savings for clients, bolstering Stack’s reputation as a reliable partner in construction.

Central to Stack’s operational ethos are its world-class design and engineering teams based in North America. Renowned for their ingenuity and expertise, these teams employ an integrated design approach to tailor modular solutions that optimize efficiency and seamlessly align with clients’ visions. Stack collaborates with clients through initiatives like the Design Assist program, embedding a staff member into the project team of architects and consultants to ensure designs are modular-ready, thereby streamlining project execution and maximizing value from the design stage, all the way to installation.

An example of Stack’s supreme execution is Pirmestor’s ‘The Walk,’. This multi-family residential complex is situated in Norwalk, California, and comprises two buildings with a combined footprint of 139,150 sq. ft. The development includes 58 dedicated affordable housing units and is slated to be the largest residential modular construction project in North America to date. Primestor enlisted Stack to assess the original project design and explore the benefits of Stack’s modular construction approach after the initial on-site construction pricing provided to them exceeded their budget by 25 percent. Stack collaborated with AWI Architects, Bernards Construction, and other consultants and subcontractors under an Integrated Project Delivery (IPD) approach, which reduced the project cost by 45 percent and made it financially viable.

Another project of renown is the Aqsarniit Hotel & Conference Centre, the first Inuit-owned full-service hotel and conference center in the city. The Hotel comprises a 465-Sq.m conference center, a 94-room full-service hotel, a lounge, a restaurant, commercial space and a gym. Stack helped the client construct this hotel in the Canadian Arctic. In this harsh environment, construction is perilous, but the project was erected within 30 days, with fully functioning electrical, plumbing and mechanical services.

These cases showcase that Stack stands as a versatile powerhouse in modular construction, equipped to tackle projects of diverse scales and complexities. From its advanced facilities and robust supply chain advantages to its innovative modular designs and expert teams, the company exemplifies a commitment to reliability, efficiency and superior quality.
